NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION
The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, June 13, 2007 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

4. Revised Site Plan Linden Nursery (Bowling Alley remodel) 531 North State Street (30 minutes)
This is a request by Ben Platt for review and approval of a revised site plan and revised architectural elevations of the old Super Bowl building in the CG zone. The site will be used by a charter school for the next few years, but Mr. Platt requests that the revised site plan and elevations be approved for commercial / retail use now - so that the site will be ready for other uses when the school vacates the facility.
5. Site Plan Alan Shurtliff, Lindon Retail Center - 577 N. State Street (20 minutes)
This is a request by Alan Shurtliff for approval of a site plan in the CG zone. The proposed building will consist of 3 individual units for use by retail, service, or restaurant businesses. The site consists of a drive-through window for a proposed restaurant / coffee house that will be located in one of the units.
6. Public Hearing: Site Plan / Alteration of Non-conforming Use Skip Dunn Investments 565 N. State Street (30 minutes)
This is a request by Skip Dunn for approval of a permanent building for use by the Cars R Us auto sales business in the CG zone. The existing auto sales site is a legal non-conforming use that was previously permitted, but no building is currently on the lot. The applicant requests to construct a small office building in the center of the lot in order to continue the used auto sales business. The site plan and building design will meet all current standards. No change in the number of autos permitted to be sold on the site is requested. This item will be forwarded to the City Council for final approval.
7. Public Hearing: Minor Subdivision Double A Estates - ~ 500 North 150 East (25 minutes)
This is a request by W. Carl Anderson for approval of a 3-lot subdivision in the R1-20 zone. One home exists on one of the proposed lots, so only two new building lots will be considered. This request consists of the extension and construction of a new cul-de-sac on the north end of the 150 East roadway.
8. Public Hearing: Minor Subdivision / Deep lot Five Bars Ranch, Plat A 54 North Canal Drive (25 minutes)
This is a request by Greg Slater for approval of a 2-lot subdivision in the R1-20 zone. The proposed subdivision consists of a deep lot configuration in which one dwelling will remain at the subject address and a new deep lot is requested to allow a 2nd building lot behind the existing dwelling.
9. Public Hearing: Minor Subdivision / Deep lot Bishop Corner 319 N. 135 W. (25 minutes)
This is a request by Renae Brereton of R&R Land & Properties for approval of a deep lot subdivision in the R1-20 zone. Only one residential building lot will be part of this subdivision request as Lindon City will be purchasing the front lot as a non-buildable lot in order to restore the historical Bishops Storehouse & Tithing Office located on this property. The City intends to use the building as a small conference room and historical museum.
10. Public Hearing: Ordinance changes to LCC 17.32.320 - Deep Lots (40 minutes)
This is a City initiated review of proposed changes to the Deep Lots ordinance (flag lots) found in LCC 17.32.320 of the subdivision ordinance. Ordinance changes are proposed to allow greater flexibility for when & how deep lots can be approved. The City Council has reviewed the proposed changes as a discussion item only and request official review and feedback by the Planning Commission. Suggested recommendations will be forwarded to the City Council for final review.
