NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION
The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, August 27, 2008 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

4. Public Hearing: Minor Subdivision: Fellowship Bible Church – City Initiated – 375 N. State Street (15 minutes)
This is a city initiated minor subdivision involving the City and Fellowship Bible Church which is located in the CG zone. The subdivision will divide the current Fellowship Bible Church lot into two (2) future lots to accommodate the city purchase of right-of-way for the future 400 North connection to State Street. NOTE: The 400 North connection is not being proposed or considered for construction at this time. The City has no current plans for the road to be built, but is simply purchasing the future right-of-way. Recommendations from the Planning Commission will be made to the City Council for final approval.
5. Public Hearing: Site Plan/Alteration of Non-Conforming Use: Fellowship Bible Church – Michael Tharp – 375 N. State Street (30 minutes)
This is a request by Michael Tharp for approval of a site plan located in the CG zone. The applicant is proposing to construct a 4,621 sq/ft church building with parking reconfigurations to accommodate the future proposed 400 North street indicated on the City Road Master Plan. The Fellowship Bible Church will continue to occupy their current existing building until their future building is constructed. Currently, the church is a legal non-conforming use in the CG zone. It is the intent that the existing building be retained on the subject property until the 400 North connection is built by the City at some future time.
6. Work Session: Review & Discussion of the LCC Section 17.46.090(4) Width to Depth Ratio (30 minutes)
This is a review of the Lindon City Code Section 17.46.090(4) to determine any needed changes to the ordinance in regards to the width to depth ratio. The ordinance currently requires a one (1) to two (2) ratio for the R2-Overlay zone; where as all other zones within the city requires a one (1) to (3) width to depth ratio. This item’s intent is to discuss the reasoning behind this requirement and the possibility of having the width to depth ratio consistent through out the city. This is a discussion item only. No motion will be made.
