NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION


The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, November 28, 2007 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

1. Call to Order
2. Approval of Minutes
3. Public Comment (Review times are estimates only.)

4. Public Hearing: Alteration of Non-conforming Use – 295 & 307 East Center Street (20 minutes)
This is a request by Michael & Dorothy Carter and Keith Wilkinson for approval of an alteration to non-conforming lots in the R1-20 zone. Both parcels are below the required minimum lot size for the zone(20,000 sq/ft), and the applicants are seeking to adjust a lot line between the two parcels. This item came before the City Council and Planning Commission in a previous Concept Review application – with no major concerns noted. Recommendations from the Planning Commission will be made to the City Council for final approval.

5. Public Hearing: Minor Subdivision – Mickelson Subdivision, Plat A – Approx. 190 South 1800 West (40 minutes)
This is a request by Jeff Mickelson for approval of a two-lot industrial subdivision in the LI zone. On Lot #201 the applicant is requesting approval of an increase to the 3 to 1 width-to-depth ratio. The Planning Commission and Council may approve up to a 20% increase in the depth of a lot. Additional items will be discussed regarding the width-to-depth ratio. Recommendations from the Planning Commission will be made to the City Council for final approval.

6. Site Plan – West Ridge Investments LLC / Steel fabrication facility – 1820 West 200 South (30 minutes)
This is a request by West Ridge Investments LLC for approval of an expansion to an existing building (formerly the Teton Construction facility) in order to accommodate a new steel fabrication business in the LI zone. The new addition will consist of approximately 50,000 sq/ft of new manufacturing & warehouse space. The company will be constructing steel grates / grid plates for commercial and industrial uses.

7. Site Plan – Experience Dental, architectural review for phase-2 dental office building – 239 N. 290 W. (25 minutes)
This is a request by BMA Construction for approval of a dental office within the previously approved site plan for the Experience Dental development in the CG zone. The new building will be constructed on the east side of the lot. The Planning Commission will primarily be reviewing architectural standards for the proposed building to see that it meets the Lindon City Commercial Design Guidelines. Recommendations from the Planning Commission will be made to the City Council for final approval.

8. Concept Review –Utah Youth Futsal Association - Approx. 1800 West 700 North (25 minutes)
This item was continued from the Nov. 14th Planning Commission meeting and is a request by Kyle McLaughlin for review of a concept development plan for an indoor soccer facility along 700 North and within the CG zone. Principle review is requested on the building materials and design of the desired structure which does not clearly meet the Lindon City Commercial Design Guidelines. The City Council has requested to also hear this concept review.
