NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION


The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, April 9, 2008 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

2. Approval of Minutes
3. Public Comment (Review times are estimates only.)

4. Continued Public Hearing: Ordinance amendments – LCC 18.03.030 Specific regulations by sign type – Pole Signs (45 minutes)
This item was continued from the March 26th Planning Commission meeting, and is a request by Dave Tuomisto of Timpanogos Harley Davidson for a proposed ordinance change to the Pole Signs section of the Sign Ordinance (specific regulations by sign type). The applicant feels that larger signs for larger lots in the T-zone would be beneficial for big businesses that are competing with other similar signage along the freeway throughout the County. Recommendations from the Planning Commission will be made to the City Council for final approval.

5. Annual review of Group Home facility: Heritage Youth Services / Timpview Residential Treatment Center (15 minutes)
This is a required annual review of a juvenile group home approved for up to 12 youth not over the age of 18. The facility provides housing and social activities for the youth and is located at 200 North Anderson Lane in the HI zone. No changes are proposed to the facility as this is only a review of the current use to ensure conformance with City Code.

6. Public Hearing: Minor Subdivision – Eastlake at Geneva Industrial Business Park, Plat A amended (15 minutes)
This is a request by Anderson Geneva Development for approval of a two-lot minor subdivision located in the LI zone at 1010 West 600 South. The subdivision consists of a re-plat of existing subdivision lots and will be combining two parcels into one new lot. The parcel being combined was previously intended to be used for a railroad corridor, but will no longer function as such. Recommendations from the Planning Commission will be made to the City Council for final approval.

7. Conditional Use Permit: Practical Dental Assisting – 389 West 600 North (20 minutes)
This is a request by Kim Schoepke for approval of a Conditional Use Permit located within the CG zone. The applicant is requesting approval of a Dental Assisting Training Center that will run in conjunction with a business currently operating in the building located at 389 West 600 North. Courses will be taught two days a week in the evenings and also on Saturdays.

8. Site Plan: Lakeside Business Park: Building #1 – Approximately 1340 West 200 South (25 minutes)
This is a request by Gordon Jacobson of Sunquest Development for approval of a Site Plan located in the L-I zone. The applicant is proposing to develop a new 150,000 sq/ft office/warehouse for multiple or single tenant. The site development also includes street-side landscaping, trash containment, trucking bays, and off-street parking areas.

9. Site Plan: White Inc. Industrial Warehouse Lot 1 – 1763 West 20 South (25 minutes)
This is a request by Sam White of White Inc. for approval of a Site Plan located in the L-I zone. The applicant is proposing to develop a new 52,000 sq/ft office/warehouse available for up to 6 units / tenants. The site development also includes street-side landscaping, trash containment, trucking bays, and off-street parking areas.
