NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION


The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, December 12, 2007 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

1. Call to Order
2. Approval of Minutes
3. Public Comment (Review times are estimates only.)

4. Public Hearing: Major Subdivision – Lindon Business Office Condominiums – 385 W. 600 N. (20 minutes)
This is a request by C&H Holdings LLC for approval of a subdivision plat that will create individual condominium units within the existing building formerly known as the ‘Total Health Institute’. The building will consist of four individual condominium units for commercial use and is located in the CG zone. Recommendations from the Planning Commission will be made to the City Council for final approval.

5. Public Hearing: Ordinance Amendment to LCC Section 17.46 (R2-Overlay) (30 minutes)
This is a request by Marion Johnson for approval of an ordinance amendment to LCC Section 17.46 (R2-Overlay) in order to allow additional lots or dwellings to access private driveways that are part of an R2-Overlay multi-family project. The lots must meet all requirements as a ‘stand-alone’ parcel in the zone, but could be approved to access the private drive if specific criteria are met. This ordinance change has city-wide impacts. Recommendations from the Planning Commission will be made to the City Council for final approval.

6. Concept Review: Hydro Dynamic Technology, Inc.–oil recycling & bio-diesel processing. 1155 W. 135 S. (35 minutes)
This is a request by John Taylor & Hydro Dynamic Technology, Inc. for the Planning Commissions review and feedback concerning the potential for the former Indian Oil facility to re-open under new ownership and continue the used oil processing / bio-diesel production. Last month the applicants spoke with the City Council concerning the concept review. The current facility, located within the LI zone, is closed and all operating permits have been revoked.

7. Conditional Use Permit: Korky Motorsports LLC – 345 South Geneva Road (25 minutes)
This is a request by Kory Kofford for approval of a conditional use permit to operate a retail sales office for ATV’s, trailers, and accessories. The retail business will share an existing facility that is currently operated as “Ned Kofford Trucking” at 345 South Geneva Road. Sales items will be displayed behind an existing chain link fence along Geneva Road and stored in an existing warehouse on the site. No site improvements or changes are proposed.

8. Continued Public Hearing: Ordinance amendments – LCC Section 10.16.260 and 10.16.170 (25 minutes)
This is a City initiated review of proposed changes to ordinances dealing with limitations of on-street parking and storage of commercial vehicles in residential zones. These ordinances have been discussed in previous public hearings over the last several months. Recommendations from the Planning Commission will be made to the City Council for final approval.

9. Action Item: Review & approval of 2008 Meeting Schedule (10 minutes)
This is a review of the proposed 2008 meeting schedule for the Planning Commission. The Commission will vote to approve the schedule - which has already been reviewed and approved by the City Council.
