NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION
The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, December 13, 2006 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

4. Accessory Apartment Review – 140 South 530 West (Lindon Meadows Subdivision) (15 minutes)
This is a request by Ryan Sulz for approval of a single-family dwelling with a basement accessory apartment in the R1-20 zone. Based upon written concern from a neighboring property owner, this item must be reviewed by the Planning Commission.
5. Conditional Use Permit – DEW-IT Farms – 356 N. 650 W. (15 minutes)
This is a request by Daniel Williams for approval to raise male un-neutered goats on his residential property in the R1-20 zone. LCC Section 6.32.010(2) requires a conditional use approval for keeping male un-neutered goats.
6. Discussion Item: Care Takers facilities in LI zone (15 minutes)
This is a request by Larry Turpen to discuss options for a care taker facility in the LI zone at his business (Alternative Society of Utah – crematorium) located at 236 South 1250 West. Mr. Turpen is currently keeping an RV on the site for overnight use by a care taker. Use of the RV for this purpose is not permitted under our current ordinances. No motion will be made on this issue as it is a discussion item only.
7. Creekside Meadows Plat B – retirement housing community at approximately 1700 West 500 North (30 minutes)
This is a request by Ben Probst for approval of a 54-lot subdivision that will consist of attached and detached housing units that will be marketed as retirement housing. The project is within the R-3 Overlay area and is subject to a development agreement previously approved between Lindon City and Fieldstone Homes.
8. Relief Petition – Creekside Meadows – Approximately 1700 West 500 North (15 minutes)
This is a request by Fieldstone Homes for approval of a Relief Petition that will allow the developer to pay the City a set dollar amount per required water share in lieu of having to turn in actual shares needed for the Creekside Meadows subdivision. The developer has not been able to obtain the full amount of water shares on the open market.
9. Minor Subdivision – White Inc. Industrial Park subdivision – Approximately 20 S. 1800 W. (10 minutes)
This is a request by Sam White for approval of a 3-lot minor subdivision in the LI zone.
10. Site Plan – White Inc. Industrial building – Approximately 20 S. 1800 W. (25 minutes)
This is a request by Sam White for approval of a new site plan for an industrial office/warehouse building that will be used for wood wall-panel manufacturing. The site is within the LI zone.
11. Minor Subdivision – Old Station Square Plat C – Approximately 275 West 200 North (10 minutes)
This is a request by Robert Edwards to combine two existing lots into one new subdivision lot in the CG zone.
12. Site Plan – Lindon View office building (Tri-City Medical) – Approximately 275 West 200 North (30 minutes)
This is a request by Robert Edwards for approval of a new office building in the CG zone that will be constructed in the Old Station Square subdivision. Tri-City Medical offices (out-patient services) will be a primary tenant in the facility.
13. Action Item: Delegation of grading plan review authority to City Staff (5 minutes)
This is a request by Staff for the Planning Commission to make an official motion approving delegation of review, approval, and waiver authority (specifically for review of grading plans) for developments within the Hillside Protection District subject to LCC Section 17.57 . The Planning Commission has ability to delegate this responsibility per LCC Section 17.57.230 .
14. Approval of 2007 Planning Commission Meeting Schedule (5 minutes)
The commission will review and possibly recommend approval of the proposed 2007 Planning Commission meeting schedule. The City Council has previously reviewed and approved the schedule as proposed.
