NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION
The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, November 8, 2006 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

4. Site Plan Linden Nursery Architectural Upgrades (531 N. State Street) (15 minutes)
This is a request by Ben Platt of Linden Nursery for approval of the building elevations for the renovation of the existing Superbowl building. The facility will be renovated to consist of four smaller retail units facing State Street and a fifth unit used for warehousing and additional retail space for the neighboring Linden Nursery business. The site plan for the building was approved by the Planning Commission on October 25, 2006. The site is located in the CG zone.
5. Conditional Use Permit Emery Enterprises Storage Area (165 S. State Street) (25 minutes)
This is a request by Derek Emery for a conditional use permit to lease the east half of his property (approximately ½ acre) to individuals or businesses for general outdoor storage purposes. This part of the lot is currently a vacant fenced-off area behind Diamond Glass, and is located in the CG zone.
6. Amended Site Plan - Lee Homestead Carports (160 N. 400 W.) (25 minutes)
This is a request by Joy Lee for approval of an amended site plan to build carports in an existing parking lot which services an existing triplex and an additional future triplex. The proposed design includes two possible configurations and calls for unenclosed car ports. The property is located in the R1-20 zone and was previously approved as an R-2 Overlay multi-family project.
7. Site Plan Timpanogos Harley-Davidson (NE corner of 600 S. & Geneva Road) (35 minutes)
This is a request by Dave Toumisto for approval of a new Harley-Davidson Motorcycle dealership with two restaurant spaces attached to the same building and one additional future pad site. The site is located in the CG zone.
8. Minor Subdivision Timpanogos Harley-Davidson Plat A (NE corner of 600 S. & Geneva Road) (5 minutes)
This is a request by Dave Toumisto for approval of a one-lot minor subdivision plat in the CG zone. The plat is required due to necessary road dedication. No new lots will be created.
9. Conditional Use Permit / Site Plan Westview Cottages (Approx. 120 West 200 South) (35 minutes)
This is a request by Marion Johnson for approval of an R2-Overlay multi-family dwelling project in the R1-20 zone. The proposal consists of two twin homes (4 total units) on a one-acre parcel that will be accessed by a private lane off of 200 South.
10. Minor Subdivision Westview Cottages P.U.D. (Approx. 120 West 200 South) (5 minutes)
This is a request by Marion Johnson for approval of a 2-lot subdivision in the R1-20 zone. This request is associated with the proposed Westview Cottages site plan & will consist of one lot with an existing home on it, and one lot for the proposed twin homes.
11. Design Review Zone change request from R1-20 to CG (NW corner of Main St. & 200 South) (15 minutes)
This is a request by Marion Johnson to discuss the possibilities of a zone change request on property located on the NW corner of Main St. & 200 South. The applicant desires to straighten the CG zone boundary to be perpendicular to 200 South.
12. Design Review Sweeten Subdivision (Approximately 40 S. 450 W.) (20 minutes)
This is a request by Dustin Sweeten to create a new major subdivision, including an extension of the 450 North cul-de-sac off of 100 South. The proposed subdivision is in the R1-20 zone and would create three new building lots.
13. Design Review Zone change request from R1-20 to CG (property west of Har Cliff Circle across from 60 N. State) (15 minutes)
This is a request by Joy Porter to discuss the possibilities of a zone change request on property located west of Har Cliff Circle. The applicant desires to move the CG zone boundary to be consistent with the west property boundary of the parcel.
14. Public Hearing Hillside Protection District Ordinance (LCC 17.57) (15 minutes)
The commission will be reviewing the current Hillside Protection District Ordinance and considering revision of the ordinance to allow grading plans for the district to be approved by the city engineer. Currently, the ordinance requires the Planning Commission to approve grading plans in the district.
