NOTICE OF MEETING
OF THE
LINDON CITY PLANNING COMMISSION

The Lindon City Planning Commission will hold a regularly scheduled meeting on Wednesday, September 13, 2006 in the Council Room of Lindon City Hall, 100 North State Street, Lindon, Utah. The meeting will begin at 7:00 P.M. The agenda will consist of the following items:

1. Call to Order
2. Approval of Minutes
3. Public Comment

4. Architectural Review - Lindon Care Center office - 680 North State (15 minutes)
At the direction of the Planning Commission, the Lindon Care Center site plan was approved on 7/12/06 with the condition that the architectural elevations be further reviewed with proposed architectural treatments added. The applicants have prepared revised elevations for review and approval by the Planning Commission.

5. Public Hearing: Zone change from R1-20 to CG. Area at approximately 400 North 400 West (30 minutes)
This is a request by Gary Thornton & Lindon City to re-zone certain properties from R1-20 to CG. The zone boundary currently splits the subject properties and this change would make the zone boundaries consistent with the property lines of the properties.

6. Public Hearing: Zone change from MC to CG. (700 North corridor, between Geneva Rd & ~ 1400 W.) (5 minutes)
This is a City initiated zone change to make the 700 North corridor consistent in zoning characteristics. This item was advertised to be reviewed by the Planning Commission on this date, but due to unforseen circumstances, will need to be continued to the September 27, 2006 meeting.

7. Site Plan review - Intermountain Fireplace - 460 N. State Street (15 minutes)
This is a request by Ray Tuckett for review of the condition for a vinyl site obscuring fence required to be placed around the north and west outdoor storage areas of the Intermountain Fireplace business. This item was previously approved by the Planning Commission on June 14, 2006.

8. Site Plan - Canopy V Building - Approximately 300 South 670 West (Technology Court) (30 minutes)
This is a request by Canopy Properties to construct a new 81,000 + sq/ft office building north of their existing Canopy III building. The site is within the R&B zone.

9. Public Hearing: Review of LCC Section 17.48, Commercial Zones ordinance (30 minutes)
This is a City initiated review of proposed changes to the Commercial Zones ordinance (LCC 17.48) to reflect adoption of the Lindon City Commercial Design Guidelines - and other minor changes as necessary to reflect current city standards.

10. Review of Lindon City Commercial Design Guidelines: Continued from August 23, 2006 Planning Commission meeting.
This is a request by the Planning Commission to continue their review of the Commercial Design Guidelines and recommend slight modifications of the document to the City Council.
